Moving between apartments in Sydney has almost nothing to do with the furniture and everything to do with the building. Two identical two-bedroom moves can differ by three hours purely because one had a booked lift and a clear dock, and the other didn’t.
This is the sequence that keeps a Sydney apartment move on schedule.
Four weeks out: talk to both buildings
Not one building — both. The one you’re leaving and the one you’re entering have separate rules, separate managers and separate booking systems.
Ask each of them these six questions:
- Do I need to book the service lift, and how far ahead?
- Is there a loading dock, and what is the height clearance in metres?
- Do you require a certificate of currency from the removalist, and for what cover amount?
- What hours are moves permitted?
- Is there a bond or deposit for lift or corridor damage?
- Who installs the lift padding?
Write the answers down. You’ll need them when you book the removalist.
The apartment dock height trap
This is the most common and most expensive mistake in Sydney apartment moves. Many buildings — particularly newer towers in Waterloo, Zetland, Green Square and Bondi Junction — cap loading dock height at 3.5 metres.

If a 10-tonne truck turns up at a 3.5-metre dock, the whole job has to be carried from the street. That’s hours of extra labour you’re paying for — over one number nobody asked for.
Sydney parking permits by council
If there’s no dock, you need somewhere legal for the truck. Each council handles it differently and none of them are same-day:
- Waverley Council — Bondi, Bondi Junction, Bronte, Tamarama
- Randwick City Council — Randwick, Coogee, Clovelly, Maroubra, Kensington
- Woollahra Council — Paddington, Double Bay, Rose Bay, Vaucluse
- City of Sydney — CBD, Surry Hills, Waterloo, Redfern, Alexandria
Allow at least a few business days. Applying the day before rarely works.
The lift time slot problem
Most buildings give you a window — commonly 9am to 12pm or 1pm to 4pm. Overrun it and you may be told to stop mid-move, with furniture in the corridor.
The fix is crew size. If your booked window is three hours and the job realistically needs four with two people, add a third person. Three removalists for three hours often costs less than two removalists for five — and it doesn’t risk the building shutting you down.
What actually takes the time on an apartment move
In apartments, walking distance beats weight every time. The things that slow a move down:
- Distance from dock to unit. Some towers are a 100-metre walk from the loading bay to the lift.
- Sharing the lift with residents in older buildings without a dedicated service lift.
- Narrow doorways where a three-seater needs to be tilted or dismantled.
- Balcony furniture that went in before the balcony was glazed and won’t come out the same way.
- Not being fully packed when the crew arrives — the single biggest time waster in any move.

The day before your apartment move
- Confirm both lift bookings are actually in the system, not just discussed
- Confirm the parking permit is issued and printed
- Be fully packed, including the balcony and the storage cage
- Empty and dry the fridge at least 24 hours before
- Photograph existing damage in the corridors and lift — protects your bond at both ends
- Pack an essentials box you carry yourself

Typically $450 to $850 on a weekday with lift access, based on 3 to 5 hours at $149 to $169 per hour incl. GST.
Do I need to book the lift myself?
Yes. Building management books the lift for the resident, not for the removalist. Do it at least 48 hours ahead.
What happens if the truck doesn’t fit the loading dock?
Everything gets carried from the street, which adds hours. Always get the height clearance in metres from your building manager before booking.
Can I move on a weekend in a Sydney apartment building?
It depends on the building — some allow it, some ban it entirely. Check the by-laws before you book a date.
Who pays if the lift gets damaged?
The removalist’s public liability insurance covers damage caused during the move. This is why buildings ask for a certificate of currency.
