What decides how long a Rose Bay move takes?
Access, and the two halves of the suburb have completely different access problems.
- Service lift bookings. The larger blocks along New South Head Road and around Lyne Park almost always require the building manager to reserve the lift, usually with days of notice and in a fixed window. Unbooked means the crew waits while the clock runs.
- No stopping on New South Head Road. It is the spine of the suburb and it is a clearway at peak. A truck cannot simply pull up outside for four hours.
- Slopes and driveways up the hill. The residential streets climbing towards Old South Head Road are steep, and some driveways cannot take a fully loaded 10-tonne truck safely.
- Permits. Woollahra Municipal Council issues removalist parking permits and applications need lead time. Without a driveway or a building loading area, plan for one.
The waterfront blocks and the hill behind them
The single biggest variable in a Rose Bay move is not the amount of furniture. It is how far the truck sits from the door and what comes between them.
Down by the water, the job is a coordination problem. A booked goods lift and a loading area make it one of the faster moves we do. The same flat with an unbooked lift, or a building that only releases it for two hours, becomes a very different day — and that has nothing to do with how fast the crew works.
Up the hill, the job is a physical problem. Steps up from the street, split-level entries and driveways too steep or too narrow for the biggest truck. We match the truck to the approach rather than to the price list, because a 10-tonne parked at the bottom of a hill costs you more in carry time than the 6.5-tonne would have cost in a second trip.
Larger apartments, and what that changes
Rose Bay has a lot of three-bedroom apartments — genuinely large flats with the contents of a house and the access of a unit. That combination is where hourly quotes usually go wrong.
The volume needs the bigger truck. The building needs the lift booked. The furniture often needs disassembly because a three-seater that came in through a balcony ten years ago will not go back out through a lift door. We plan for all three before the day rather than discovering them on it, and disassembly and reassembly are included in the hourly rate.
