Moving in the CBD is a building-access problem wearing a furniture problem’s clothes. Why is a Sydney CBD move harder than a suburban one?
Almost nothing about a CBD move is decided on the street. It is decided by the building.
- There is no street parking. Not “limited” — effectively none you can use for a truck for several hours. Everything runs through a loading dock, and docks are booked.
- Dock windows are timed. Most buildings allocate a two or three-hour slot. Overrun it and you can be asked to move the truck mid-job.
- Height clearance rules out big trucks. Basement docks commonly sit under 3.5 metres and several are lower. A 10-tonne truck will not fit under many of them.
- Inductions and certificates. Commercial buildings routinely require a site induction, a certificate of currency for public liability, and sometimes a swipe-card escort for the goods lift.
- Goods lifts are shared. One lift, many tenants, and a building manager deciding priority. A booked lift is a different job from an unbooked one.
- After-hours is often easier. In commercial towers, evening and weekend moves frequently get a free dock and an uncontested lift, which can make them faster despite the weekend rate.
Residential towers and commercial floors: two different jobs
Residential apartments — around Hyde Park, Darling Harbour, the Quay and the southern end near Central — usually mean a service lift booking through building management, a dock window, and a strata by-law that restricts moving hours. The carry inside is short; the coordination is the work.
Commercial floors — offices, studios and professional suites — add inductions, after-hours access and the expectation that the floor is usable again the next morning. These are almost always better done outside business hours, and we plan them that way. See office removals for how we run those.

Booking the dock and the lift: what we handle and what you do
We do not book your building’s dock — the building manager does, and most will only accept the request from the tenant or resident. What we do is make sure the request goes in once and correctly.
When you book with us we confirm five things: the dock height clearance, the time window the building will release, whether the goods lift is a separate booking, whether an induction is required for the crew, and whether the building manager wants our certificate of currency in advance. That conversation takes five minutes and routinely saves an hour on the day.
If the clearance rules out the 10-tonne truck, we send the 6.5-tonne and plan two runs. In the CBD that is nearly always faster than a bigger truck parked somewhere legal but distant, because the carry is what kills a city move, not the number of trips.
City of Sydney permits, when there is no dock
Some older buildings have no dock at all. In that case the truck needs a legal place to stand and that means a City of Sydney parking permit, which needs lead time.
This is not a morning-of problem to solve. Tell us both addresses when you book and we will tell you whether a permit applies. A truck without one, in the CBD, is not a risk worth taking.

Beds, desks, tables and flat-pack units come apart and go back together as part of the hourly rate, and we bring the tools. Wall-mounted TVs with in-wall cabling and plumbed-in appliances need a licensed trade — that is the one exception, flagged before the day rather than on it.

Two-hour minimum. Every package includes protective blankets, removalist ropes, trolleys and dollies, shrink wrap and power tools. Weekend rates are $10 per hour above weekday rates.
A one-bedroom apartment with a booked dock and lift typically runs two to three hours. A two-bedroom runs three to five. The variance in the CBD comes almost entirely from access, not from furniture — the same flat can be a three-hour job or a five-hour one depending on whether the lift was released on time.
Two things that are not on your invoice: no fuel levy and no stair fee. Travel time is charged at a 45-minute minimum, or the actual travel time if it runs longer — never both — at your package’s hourly rate, on top of the two-hour minimum. Nowhere does this matter more than the CBD. When the dock is timed and the lift is shared, the difference between a three-hour job and a five-hour one is often the building, not the crew.
